Leasing Information

The new office building offers approximately 42,000 square feet of class A office space over 3 levels. Each floor measures approximately 14,000 square feet, and can be demised into units as small as 1,000 square feet.

The floor plate is rectangular shaped, and offers a frontage of 213 feet along Sixth Street. The return depth is 66 feet, which results in exceptional daylight to all parts of the floor. The elevators and washroom facilities are located near the centre of the floor for minimum travel distances and maximum flexibility in subdividing the floor.

Update:   Over 93% leased

As of Summer 2010, the new office bulding is over 93% leased.  All of the space on the 2nd and 3rd floors and half of the 4th floor was leased to the BC Safety Authority for their new corporate offices. A local accounting business, Seymour Evancic Gardner has also leased 2,500 s.f. on the fourth floor leaving only approximately 2,200 square feet of office space available in the building.

Remaining Opportunities

Only 2,200 square feet of office space remains available for lease.  The subject space consists of the south west portion of the 4th floor, and offers spectacular views of Mount Baker, the Fraser River, the Alex Fraser Bridge, and Richmond and the Pacific Ocean beyond.  This space is truly first class, and like no other space available in the market today.

The space can be subdivided into units as small as 1,000 square feet. Free space planning services and leasehold improvement allowances are available to qualified tenants.
