Project Description

The project is a four storey Class A office building. The ground floor consists of street front retail space leased to well known retailers including BCAA, Vancity, McDonalds, Edward Jones, and Subway. The new second, third and fourth floors are first class office space. While the new office building is part of the Westminster Centre complex, the building features a separate office lobby with an entrance directly from Sixth Street and a separate elevator for access to the parkade.

Modern Office Space

 

The building is built to first class office standards, including high ceilings on the office floors (10’-0” on the second floor, and 9’-0” on the third and fourth floors), full height floor-to-ceiling curtain wall glazing, and modern interior finishings. The floor plates measure 14,000 square feet. The main lobby and the elevator lobbies on each floor are completed with high quality materials including slate, glass and stainless steel.

The office floors are rectangular shaped with 213 feet of frontage on Sixth Steet and a return depth of only 66 feet. This configuration is conducive to providing natural light to all areas of the floor and maximizing occupant comfort.

The south and west facing sides of the building offer views of the Fraser River in the distance. Looking east and north, views are of the historic Queen’s Park neighbourhood and the North Shore mountains beyond.

Building Systems

The building is equipped with state-of-the-art building systems commensurate with first class office environments.


  Air Conditioning
The innovative VRF (variable refrigerant flow) air conditioning system is a highly energy efficient and provides superior cooling and heating capabilities, unprecedented zone control, and exceptional design flexibility.
     
  Security and Card Access
The building will be equipped with modern security equipment including a card access control system, and closed circuit television with digital recorders.
     
  Elevators
The elevators are modern, MRL (machine room less) elevators, which provide superior reliability and ride comfort. The elevator cars are large, with centre opening doors, high ceilings, and high quality interior finishings.
     
  Lighting
Recessed fluorescent lighting fixtures with deep cell parabolic lenses, T8 lamps, and electronic ballasts.


Energy Efficiency

The building is the first market office building in the Metro Vancouver area to be completed to LEED GOLD standards for excellence in energy efficiency and environmentally sustainable design.

Parking

 
On site parking is provided to a ratio of 3.0 parking stalls per 1,000 square feet of office space. All staff parking is on parking level P3, which provides convenient and direct access to the new office floors. Additional customer parking is provided on the P2 customer parking level. Excess parking is available in the complex.
